Bayham House occupies an elevated position in the midst of the 1000 acre Bayham Abbey estate. The estate was landscaped by Humphrey Repton and the property commands far-reaching and completely unspoilt southerly views over parkland, a Norman bridge and the XVII Century Bayham Abbey Ruins and lake.

The property is approached via a 1.5 mile private driveway through a wrought iron gateway leading to a circular turning and parking area. To the west of the house, the gardens are predominantly laid to lawn with a variety of magnificent mature trees including Weeping Purple Beech, English Oak and Japanese Red Cedar.

Many of the magnificent trees and shrubs in the grounds were planted by visiting Royalty during this period including the Duke of Marlborough, H.R.H Duchess of Kent (Marina, Princess of Greece) and Princess Christian of Schleswig-Holstein (Queen Victoria's daughter).

There is an attractive summerhouse, a rose pergola and numerous huge flowering shrubs including some of Kent's most spectacular Rhododendrons.
